Our full service rental property management includes:
- At a rate of 10% of the collected rents (Multiple unit Discounts for clients with more than 10 units), we will manage your tenants, deal with any issues that arise, be on call 24/7 for emergency repair service, manage the leases and collect the rents and look after the property. We will oversee evictions and coordinate with the process server. We will conduct the Sheriff move out at a rate of $50.00 per Hr., this includes 2 men. Average eviction is 2 Hrs. We will provide a dumpster or a dump trailer if needed to remove unwanted items. Court and process server fees are additional and will require prepayment.
- Rent your apartments; For a 1 time fee per tenant equal to 1 months rent, we will advertise, show the unit, screen your tenant and move them in.
- Lawn mowing and snow removal; We will conduct this service at a predetermined bid. Snow removal is done at 2” or more and lawns can be done every week or every 2 weeks, predetermined by you.
- We will send you the balance each month minus our fee and any repairs that have been made in the prior month. Small repair will be taken care of without prior authorization, Larger repair, we will contact you prior to making the repair. The dollar amount that determines small or large repair is predetermined by you. Smaller repairs are made at a rate of $35.00 per Hr. Larger repairs will be bid by us or contracted out depending on the type of repair. We do carry Workers comp for our maintenance staff.
